Cancellation Policy

If you cancel or amend your Booking

 

If you need to cancel or amend your Booking you must write to us or email us as soon as possible. The link to your Booking page in the confirmation email will also enable you to submit a cancellation through the Website, however, you should contact us first before cancelling in this manner. A cancellation or amendment will not take effect until we receive confirmation from you. The cancellation policy described in your email confirmation (“Cancellation Policy”) applies to your Booking and the Property will refund any amounts due to you in accordance with the agreed Cancellation Policy.

 

In the event that:

·         any Balance required from you is not paid in accordance with the timeframes set out in the Cancellation Policy;                       or you do not arrive at the property within 24 hours of your arrival time without notifying us,

·         then we shall be entitled to treat your Booking as being cancelled by you and the Cancellation Policy shall apply.

 

If we cancel or amend your Booking

 

We would not expect to have to make any changes to your Booking once it is agreed between you and us, but sometimes problems occur and we do have to make alterations or, very occasionally cancel Bookings. If this does happen, we will contact you as soon as is reasonably practical and inform you of the cancellation or the change to your Booking. If we cancel your Booking, the Property will refund you any fees you have already paid to us. However, we will not be liable to refund you for any fees you may have paid to any third party in connection with your holiday (including, without limitation, fees for travel, entertainment, activities or insurance).

 

Our Cancellation Policy is the following:

      

1. Flexible Policy

  • Free cancellation up to 14 days before arrival.

  • For cancellations within 14 days, the deposit is non-refundable.

  • In case of no-show, the total booking amount will be charged.

  • Additional Flexibility: In case the guest cancels the reservation, we are available to reschedule the booking to alternative available dates, subject to availability and seasonal rates.

2. Non-Refundable Policy

  • The total booking amount is charged at the time of reservation.

  • No refunds will be issued in case of cancellation or no-show.

  • No rescheduling or refunds are possible, except for availability adjustments at the discretion of the management.

  • ✳️ High & Peak Season Policy: During high and peak season dates, all reservations are considered totally non-refundable. No changes, modifications, or refunds will be accepted during this period.

 

3. Full Refundable Policy

  • In the event of extraordinary circumstances beyond our control — such as war, pandemics, government restrictions, border closures, extreme weather conditions, or any other unforeseen force majeure events — preventing us from honoring your reservation, a full refund of all payments made will be issued to the guest. This policy ensures that our guests are protected in case of unavoidable disruptions beyond both parties’ control.
